March 2017 Home Sale Report | San Rafael Top Agent Update | Pacific Union. The number of single family homes sold in San Rafael during the month of February 2017 remained fairly depressed, even in terms of typical Winter sales figures (the market often slows in the Winter with February sales numbers often being one of the slowest months of the year for closings). In all, single family home sales in San Rafael was limited to 22 sales. As noted in my updates going back 5 years now, the number of homes sold in San Rafael (as well as the rest of Marin County) has been low due to an extreme lack of available listings.  San Rafael’s absorption rate, which has now swelled to just under 2 months, remains unprecedentedly low (although last month there was less than a month’s worth of inventory).

If you own a home in San Rafael and intend to effectuate life change, this is an extraordinary time to market your home. Eventually, we will reach an inflection point where sellers who had been holding off waiting for prices to rise will suddenly realize it is time to sell and enter the market (in fact, In some ways, I believe we are already seeing the market shift away from favoring sellers). However, days on market are still relatively low and the average price per foot is as high as ever.

Averages relating to San Rafael home sales in Febuary 2017 are as follows:

  • days on market — 79
  • sales price — $1.182 million
  • home size was 2,260 square feet
  • $516 per sq. ft.

Properties in Los Ranchitos, Lucas Valley Estates, Peacock Gap, The Dominican, and Sun Valley  generated the most calls and showings this past month.
