Pacific Union San Rafael, CA Real Estate Update (February 2015 Real Estate Report). January 2015 single family home sales in San Rafael were slow. In all, San Rafael saw 13 single family homes trade last month. As noted in my updates spanning back for 2 years, the number of homes for sale in San Rafael (as well as the rest of Marin County) has been suppressed (as of this writing, there are only 32 homes in active status on the MLS).  San Rafael’s absorption rate remains on the low side, with nearly 3 month’s worth of standing inventory — e.g., the number of homes on the market is enough to satisfy one month’s worth of sales. If you intend to effectuate life change, this is an extraordinary time to sell. Eventually, we will reach an inflection point where sellers who have been holding off waiting for prices to rise will suddenly enter the market.

Averages relating to San Rafael home sales in January 2015 are as follows:

  • sales price — $938K
  • home size was 1,908 square feet
  • $514 per sq. ft.

Properties in Los Ranchitos, Lucas Valley Estates, Peacock Gap, The Dominican, and Sun Valley  generated the most calls and showings this past month.
