The entry level price band (under $600K) remains strong — 28 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 22 homes in escrow. Consistent with prior months, the vast majority of sales in San Rafael are homes priced under $800K. That said, we also experienced an uptick in million dollar and up homes sales last month with 8 (including 3 trades over $1.5 million). There are currently 140 homes active on the MLS, about the same as last month. Averages relating to the 45 homes which sold in June 2011 are as follows:</p>

Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 23 of homes in escrow. While the entry level market stood alone a well-performing market sector in February, we are now seeing some significant activity in the $600K to $800K range where 40% of homes are in escrow. Same as in May, 28 of our sales last month were under $800K. There are currently 136 homes active on the MLS, about 20 less than last month. Averages relating to the 37 homes which sold in June 2011 are as follows:</p>

Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction — for example, of the 22 homes which sold last month, 16 were priced under $800,000, although there was activity in higher end as well with 3 sales over $1 million. There are currently 104 homes active on the MLS. Averages relating to the 22 homes which sold in Febuary 2011 are as follows:</p>

			<content:encoded><![CDATA[<p>A suprising uptick in sales occurred last month (January 2011) in San Rafael &#8212; we had 32 homes sell compared with 26 in December. The entry level price band (under $600K) remains strong — 26 of these homes are currently in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 17 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction — for example, of the 26 homes which sold last month, 27 were priced under $800,000, although there was activity in higher end as well with 3 sales over $1 million. There are currently 107 homes active on the MLS. Averages relating to the 32 homes which sold in January 2011 are as follows:</p>
<ul>
<li>days on market — 138</li>
<li>sales price — $697,000</li>
<li>home size was 2,022 square feet</li>
<li>$346 per sq. ft.</li>
</ul>

Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction — for example, of the 26 homes which sold last month, 23 were priced under $800,000 and the highest priced sale was just $925,000. There are currently 118 homes active on the MLS. Averages relating to the 26 homes which sold in December 2010 are as follows:</p>
